Go to some networking events in both areas, get on some wholesaler buyers lists, and have an agent set you up with an automated search on the MLS so you can start to follow trends both on and off market. 

My PM has a standard/automated notice that goes out in the 2-day and 7-day windows, but this doesn't seem to be very effective.

That being said, I was wondering if little things like; creating storage under a stairway, adding recessed lighting, automated technology fixtures/features (Alexa, Google, etc), little things like that.

We’ve automated the process and eliminated the back and forth negotiation by sending a simple renewal letter 60-90 days before the renewal term.

Aim for 15% of purchase price in yearly revenue6) if you don't purchase turn-key, come up with a furnishing plan7) get pro-photos, find a good cleaner, either via Turno or preferably by talking to locals8) a lot of youtube videos will overcomplicate the start (launch of 5 platforms, build a direct booking site, get the worlds best smart lock, automate all sorts of messages, connect to dynamic pricing, etc.)  

Through my cleaners, pms (Lodgify) and 3rd party apps (schalge home lock, ring doorbell, google home, turno, jervis), 95% of the property management is automated and i spend less than 1hr per week on property related tasks. 

4) AI and automation - All expanding recently, and nobody knows to what extent they will affect employment.

It is potentially possible that a scenario would not get automated approval through Fannie's automated system call Desktop Underwriter (DU/DO) at 75% but would at 70% but again if that was the case it should be explained that way.  

We have processes in place to free up alot of my time and automate so while I won't be stepping away completely I'll have time to pursue other things.
