Attack it now before this coaster starts to drop...

He has heard of the “70% rule” but has no idea how to calculate itObviously someone very new to the real estate field in general, and to flipping contracts in particular.In something that we’ve seen a million times before, an inexperienced person asks advice in his first post, and when he doesn’t like the responses he grows argumentative, hostile, attacking and begins embellishing.

The short reason being if a suit is brought against you, there is separation and limitation on what can be "attacked". 

It's not a character flaw, so don't take it as an attack.

Hey Brandon, I’ll have an answer for that question a little later this week, still learning to see which niche/strategy I attack. 

My goal was to understand everything about real estate so I could handle big problems if they arose.My next plan of attack was to research a few mortgage lenders to see what I could be approved for in a multi-family property.

Meanwhile I can attack the mortgage aggressively.

You need to figure out a plan on how you plan to attack one or more of those target areas.
