Lenders don't like condos.I totally agree with checking on non-warrantable, but these appear to be lots with stick built cabins.

I would avoid this if its your first acquisition  but you also appear to have enough cash to complete the purchase without financing so you wouldn't necessarily be at risk of losing your deposit, only incur additional transactional costs.

Your understanding of the capital gains calculation appears mostly correct, but a few details could affect the final outcome.

It appears to me that it is a newcomer and many things are in-progress that some more established software already has in place (ie.- linking accounts and integrations).
