Also, have you made any significant alterations to the property or if it were put on the market today, would it be indistinguishable from a standard 4-bedoom house (are there any extra walls for the SRO, constructed locks/barriers etc.)If its a standard SFR and the leases are very short term - there is a path that you could refinance this with a DSCR as basically a Short Term Rental and then potentially change strategic course back to SRO if needed at a later date

They were all non performing - many renovation loans where little reno was done and maturity date already passed - guessing it was inexperienced borrowers learning how to flip and were getting "easy" money. ya they took me out of about 14 of my deals and well being that I was getting paid it was not my place to coach them they made loans far in excess of my positions.

If in a tenant-friendly state, the Payment Plan may make sense - but only if tenant signs document stating specific payment dates & amounts and can update their income info to prove they can afford the payments.

They say this can take 30 days, yet I see complaints on BBB and the App Store for Google and Apple where people have not gotten their money back yet even after several months.I have contacted my bank and they said you have 60 days to file a dispute from the date of your DEPOSIT not the time you request the transfer back into your bank.
