He works with a lot of different owners and management companies to lease their properties and I'm sure they all have their different tolerances for renter quals, so like what Steven Hamilton II said, I should probably give him a list that says reject if : they don't make 3x the rent, length of employment less than one year, and so on.

So if a tenant has the ability to deposit $1 and you don't have a good way to reject it, the tenant gets to stay another month or so for free.

. - Show the place to potential tenants who pass initial screening - Get the filled application form and the application fee from parties who are interested after the showing - Run background and credit checks through SmartMove with details from the application form - Approve or reject based on the checks - Get a deposit to hold the property - Draw up rental lease agreement using EZLandlordForms or USLegalForms - Sign the rental lease agreement and get the security deposit and first month rent. - Change insurance on the house to "landlord insurance" (?).
