He works with a lot of different owners and management companies to lease their properties and I'm sure they all have their different tolerances for renter quals, so like what Steven Hamilton II said, I should probably give him a list that says reject if : they don't make 3x the rent, length of employment less than one year, and so on.

So if a Buyer/Agent combo writes an offer on a REO, you may be refused a commission, or the offer rejected by the Seller (bank) entirely.

So if a tenant has the ability to deposit $1 and you don't have a good way to reject it, the tenant gets to stay another month or so for free.

Patients will turn up a acceptable applicant and you then simply inform all others that the unit has been filled.I have never rejected any applicant for having a animal, emotional support or otherwise, I simply wait till I have a better applicant.
