Work my job, and pay down the current mortgage?

Since these projects were commercial jobs and not for myself I have not been able to find a lender.

It has worked for me and my family and I will continue to look to buy similar properties in similar areas as opportunities rise.I'd be happy to continue this conversation. 

90% of the GCs you meet through social media or those job sites like Angie list they all stink. 

The first year I acquired land through owner financing and then I lost my job, so I lost the deal.

Don't just ask for something, try to give something first - a Joint Venture opportunity - cold calling for free - etc.

Often times the property is sold as a legal process to transfer title; you have a good opportunity to deal with the owner direct (best thru a third party, like an agent to avoid legal issues).

Have a large emergency fund that you can draw on for several months if. you ever are in between jobs (an amount that will cover your side of the mortgage for several months).
