Still might hear creaking from the joists as people put weight on it but its not bad.Overall peoples voices are easy to filter out, the biggest sounds come from noise transfer through the joists into the drywall.No matter how much sound damping material you use, people can always over come it anyways.

Plywood is also lighter in weight and holds up to water better, accepts nails and screws better, stains because it's real wood veneer as opposed to MDF which is usually a paper veneer that does not hold up to water, heat or weight, which is always a factor in kitchens and bathrooms.

We based our estimated value too much off of what we were seeing on a value/income per sq. foot/unit with the most nearby/similar properties.  2-4 units use a 1025 appraisal form and while they will measure the income approach to value, the sales comp approach is always the more heavily weighted factor on 1-4 unit valuations.

A longer lease may add some value when you try to sell, and carry some weight on a refi, but you may want to check that out with your lender.
