I aim to design something a bit more transparent where the customer has a lot more control over what type of data they want as well as be able to preview or 'sample' before committing to buy...

I want to lay out the sample deal structure; something like the below, where I would be party 'B' and my investor would be party 'A'. 

Try and get an idea where they are at with their numbers...like get a sample of a few properties and do the comps and see if the seller is reasonable.

I'm looking for a sample guide of, how i should structure a ballpark estimate based on the per SQFT. method for the Hampton roads area.I'm ok, doing a fixed cost estimate.

@Nick Schoch Do you have any sample questions you suggest asking when calling around to these institutions to identify the best options first?
