I was worried about foundation issues if you remove full due to land start to expand after removal of concrete. he was assured by the contractor so he is going for it with permit.

I do not personally like month to month from either side of it -- as a landlord, I want a tenant who commits for at least a year to avoid turnovers (understanding a bad one will leave, anyway, but hopefully they've been mostly screened out), and from the renter's side (which I've been on as well), I do not want to put the effort into moving in somewhere unless I am assured I won't have to move again for at least 6 months.

Had two professional tree inspectors look at the tree and assure me the tree was in stable condition also noting that due to the grading of the property the tree would fall away from the home, not to mention the tree was almost 50yards from the house.
