Personally I find it amusing to post an eviction notice on a home with a new car in the drive and batter-powered vehicles for the kids in the driveway while momma texts daddy with her $200 nails and $200 hairdo that some A-hole is at the house. 

In my modeling I am using 8% since inflation has been low for some time.
