As you accumulate more systems get out into place it becomes easier. 

Does the accumulation of your taxes, insurance, maintenance, vacancy, capex, etc. make this property negative cash flow? 

In my opinion, one needs to accumulate a fair amount of capital before life changing cash flow can be generated.

I enjoy all types of investments from building my portfolio of ETFs and stocks, fixed income securities as well as REITs and now asset accumulation. 

When you do not need the money, the bonds are doing their work accumulating return.

Banks have to spend more to borrow from larger banks and the Federal Reserve so they’re willing to offer higher savings rates to accumulate funds to lend at even higher rates for real estate, cars, and personal loans.

I am hoping to structure the deal where I can accumulate 25% equity during the seller's finance and be able to cash out refi 75% to pay the rest.
