I go to FIBI (For Investor By Investor) meetings and they have a house flipping panel a few times a year and the real pros who claim they flip 5 to 10 homes per month tell horror stories about their projects that fail.

You could have galvanize plumbing, asbestos, knob and tube wiring,termites, roof leaks, water main or sewer issues going from building to street, undersized electrical panels,etc.

UCCs are typically not liens against real property but rather personal property such as solar panels.

you want to know these things- high ceiling it's a drop, regular type ceiling it is flush or small drop), some sort of pendant light for the breakfast area, flat flush mount light for the kitchen area (not the over the sink light), new 6 panel doors unless you are going retro in which case it is usually better to stay flat doors, etc...

I've put together a (3) Broker panel to discuss the Spring Market at our March 31 meeting to give members "yardsticks" they can use to decide Market direction for themselves.  

One other thing that scares me are the solar panels on the roof and the lease that goes along with them, about $80 per month.

The 3 remaining also got new windows, electrical panels and new piping, just not flooring, paint and kitchen/bath remodels (and they are now within $50 of market rent.)I just refied the property and we've added $300k+ to the value based on improvements and new income. 

If it's just a service upgrade or panel changeout that's easy but if you rewired the entire house you could be in for a big headache.
