The tenant in the house was very upset by this and told him to stop coming to the house and that it made her uncomfortable.  

Not sure how he did it without the 2 parties each knowing what was going on, but the mortgage holder was very upset and threatened criminal consequences, fraud, falsifying the forms, etc.

But, no matter, past victories don't give you much, except experience.

That's very common in Fannie/Freddie/FHA situations since the Feds set the upset price.

There are always upset community people who will fight and scream against any sort of change, but it's irrelevant to their bylaws as you stated.

someone once asked him  if striking out upset him. he said " no, because it puts me one step closer to the next home run". forget the nay sayers. i started out with $2000 and a dream. i own and  have owned several houses along the way. i have more than $2000 now and still own the first house i bought. you just have to get out there and do it. learn along along the way, do what you can and learn what you don't know. just do it. 

Update:Seller finally responded and they are extremely upset about the appraisal and want us to pay all closing costs as well as pay for another appraisal, HA!

He wasn't upset that I hadn't done anything for the first 4 months.

I have heard both victories and horror stories regarding buying foreclosures at the courthouse steps, but have never heard much of a step by step process as to how to approach the auction method.
