They usually are drunk and irresponsible or on drugs that take all their money.

No pets, no smoking, no drugs, no drama, no exceptions...Also, in California HUD requires 2 people per room plus 1.

My official day job is doing pre-employment drug screens. 

Legally abandoned is not the same thing as vacant and in really bad shape and frequented by drug users.

@Michael Bowie I'm on call 8am to 6pm M-F and 10-2 Sat at a medical clinic to do pre-employment drug screens, most are people going to work at the refinery. 

She ended up strung out on drugs, he ended up paying 2 months rent and helping us get her out. 

What if a couple you are renting to have a baby or adopt some kids or their sister is on drugs and they have to house nieces/nephews - do you kick them out? 

The mom's record came back with an eviction from 5 years ago which she knew nothing about- they had moved out of a bad situation (drug addict living upstairs and stealing from them) and the landlord filed 3 months AFTER they moved.  

c) Get cosigner, credit check them, call student rental references, call student employment references, verify employment, drug test them, take a blood sample, make them pinkie swear not to screw me over, etc.Basically would just like to hear what other college town landlords to to minimize the risk of a bum tenant during the application period.
