Since I grew up in NY, I'm constantly comparing the markets in Westchester, Putnam & Dutchess Counties to where I'm currently living now in Orlando FL (Orange County).

If you could target the better neighborhoods (maybe Maplewood, South Orange) it's a little less riskier even though your appreciation may not be as much.

If a tenant tried to sue me for wanting to change their own locks, I would consider it a frivolous lawsuit and would voice my opinion to the judge appropriately and then petition the judge if he/she thought otherwise and try to get it aired on Judge Judy.
