Hi gang hope all is wellI have a oppurtunity to make an offer on 2 buildbale lots in a dense blue collar area in Orange County Calif,,,My feeling is the seller wants too much for his lots,the truth is,his price is "Too Dear" as my Grandpa from Pennyslyvania would say when we bought collector postage stamps mail orderHow do I approach this with intelligence and candor,,?

Since I grew up in NY, I'm constantly comparing the markets in Westchester, Putnam & Dutchess Counties to where I'm currently living now in Orlando FL (Orange County). 

If you could target the better neighborhoods (maybe Maplewood, South Orange) it's a little less riskier even though your appreciation may not be as much.  

The property is located here in Southern California in a very demanding part of Orange County block away from Roosmore. 

I was just trying to be helpful since I, too, am in Orange County and am well known to the probate legal community.

Make sure you know how to run comps for yourself, apples to apples and oranges to oranges.

There's a lot that goes into determining the value of a parcel of land, and I know here in Orange County, vacant parcels are rare.

If a tenant tried to sue me for wanting to change their own locks, I would consider it a frivolous lawsuit and would voice my opinion to the judge appropriately and then petition the judge if he/she thought otherwise and try to get it aired on Judge Judy.
