As a former Marine I can tell you that you will deploy and unless your ready for that life your going to end up really unhappy.

To me, a good place to start, after defining your goals, is to ask yourself how you'd deploy that 200k?

Real estate is super local (as you know), but I wont deploy capital or spend the time managing a property unless I can get $200/door.

You'll want a PM who is experienced working with the military and the rules on deployments.

I have purchased properties that needed work and I have done the work in my off hours, weekends, and down time from deployments.

Read while you are on watch, read while you are stuck in the back some of plane burning holes in the sky, read while deployed on some sub for 6 months, read while you are in 'hurry up and wait mode'... read. 

I don't like wasting it.I don't get paid unless you buy, so if I put in hours of work with you and you buy with someone else representing you as your agent, it was a complete and total waste of time.I see that you're in the military... imagine if you got deployed, fought a couple battles, and then your commanding officer said "Sorry, we've decided to go with another soldier... no paycheck for you."
