Demoing a pool can cost between $3500-$10,000 (i.e. up to 1/4 of the price of the house itself).Keep in mind that really cheap houses are a double edged sword.

When I check out comps, they are in the $140k range.I was debating on trying to put it under a contract sale (owner finance) and at least get the demo rolling while i wait on my credit.

It would be cheaper and faster to demolish it, dig and pour a basement then buy a manufactured home of about 1800 square feet and spending $14K on giving the barn and out buildings a face lift, adding a gravel drive, landscape, plant trees, fix fence and sell or demo the junky trailer.

Houses that are upgraded in our neighborhood command $150+/mo more in rent and sell $40k+ premium over non upgraded homes.We had 2 flooring contractors stop by during our option period and the quotes they gave us I am having trouble with because they are not apples to apples:Vendor 1) 1,300 sqft Engineered hardwood $10k Tile in the bathrooms, kitchen, breakfast nook, laundry (300 sq feet) $3kTub tile surround and 1 shower $2kTotal: $15,000Vendor 2) Labor including demo and install $5k1,300 sqft engineered hardwood $5kTile surround & shower tile $2kKitchen and bath floor tile $2kNow, I can do the math and see that one is cheaper in total.

I funded the ~5k in closing costs and the float between the time I paid the contractors and the time I was reimbursed from the HML's escrow account.We replaced the windows, sliding glass door, demoed the "bar" in the basement, updated the bathrooms including tile surrounds in the shower and bath, and added new carpet.
