If its pet stain usually the issue is the padding underneath soaks up the wetness and after you clean it can show back up.

It's much easier to spot padded "proforma" numbers or operations that have suffered from mismanagement when you have an idea of what's realistic.

Once I got it here I found out that 1st, I had to have a state certified installer to set it up, gone is the days of doing it yourself. 2nd, even though the anchors in the concrete pads would line up with the new home, I would have been forced to install new ones because of patented anchor system.

@Brian Pulaski here are the details:- Paint inside and out: $3900- Carpet & Grout cleaning: $1000 (Carpet was in pretty good shape)- General cleaning: $300- Replace some light fixtures: $300- Washer/Dryer (used but in very good shape): $360- New kitchen faucet: $100 (I can install it)- Repair some panels in the pool screen: $300- Repair A/C: $2700- Repair roof: $2200- 10% padding: $1255Total: Aprox $13,805This would have been my first deal and it is the second I had to pull after inspection (first inspection came even worse).

So give yourself some padding for all of your projects and when everything does go as planned...hey, look at you, you are 3 days ahead of schedule ;). 2) Especially for your first live in flip or 2 or 3 or all of them for that matter, I would advise on sticking to mostly cosmetic updates to the house.
