They falsely advertised an apartment with a bed in San Diego & all it had was a futon couch.

I think this question is based on a false premise. 

There are so many ways to make this easy that it's absurd.

We signed a contract with the seller that noone would falsely represent what was going on to the mortgage company and that they were recognizing that they were defaulting on their contract with the mortgage company by quit claiming the property and that we would pay the loan current immediately after receiving title and attempt to satisfy their lien completely within six months.

ARV = absurd resale value if you are dealing with unlicensed brokers. 

What's going to kill this deal is nearly $1000 a month in taxes -- that's absurd, but not surprising in Jersey.

I've never seen a turnkey provider price anything at that absurd of a price (knowing that most of their prices will be at or above market value).

I'm basically paying people to take up my time to watch them - it's such an absurd concept, but every investor does this, AND think it's normal and logical!

It's pretty much a false premise used to validate the strategy as a business for those with no money, no credit, no job, no business knowledge or experience and no common sense.

I won't cloud this thread with the false expectations so many enter this business with and the majority who fail.
