I had a tenant complain that the appliances didn't work.They went out and bought new stainless steel appliances (and tried to get me to buy them, when that failed, they wanted me to buy them from them).Turns out the old dishwasher worked just fine, but they connected it backwards.The washer/dryer also worked fine, but they didn't connect the hoses.There was a ceiling issue.

if you have a disposal, dishwasher, fridge, range, microwave, washer and dryer all provided, you will likely have more repair bills than only providing range and fridge.Capex will depend on both current condition and anticipated hold.
