Sounds like the property may be too small to have a washer/dryer hookup..I wouldn't force it although it's would be nice for the potential tenant..unless you can use the smaller bedroom as a utility room with the washer/dryer hookup and market it as such.What would be the difference in rents for a 2 bedroom vs 3 bedroom?

I have gotten coin op washers and dryers off of craig's list before, but to be perfectly honest I think it's much easier just to go with the low end appliances for rental units, since market rent isn't going to change based on appliance quality, lol.

As for the washer dryer, the tenant can deal with that for several days even a couple weeks as long as landlord is working to get it fixed. its not life threatening.

I can see most of the issues being cleared up that way, I will continue to keep an open mind for new ideas though, even is some end up being discontinued. ( We stopped providing appliances for houses and now charge $15/mo for each stove/fridge/washer/dryer.
