Remember, you make (or lose) your money when you buy, and in our market, it is hard to find a sane deal.I have completed exactly one flip, and really even that one is still not closed (pending under contract, keeping fingers crossed nothing gets fouled up with the buyers financing).

What do I mean...right here on BP use the forums and put in keywords Detroit, DC, BALTIMORE, you will find a wealth of information from others who are investing in those cities, realtors, mortgage brokers, most important property managers and other real estate professionals who have their finger on the pulse of that city.

This is something I've been considering as an out of stater.Thanks Michelle,Wait for the Toledo multifamily crash before buying.Most local folks have their finger on the trigger and are ready.As an out of town investor you probably won't find the best deal unless you team up with someone local.You can be the money partner and they will be the boots on the ground.Thanks again and much success
