I don’t understand the reasoning behind the “percentage of rent“ approach for CapEx reserves... if I have a 1,300 soft that rents for $900/mo and a 1,300 soft in a different area that rents for $1,800/mo, why am I setting aside different amounts for when the roof or HVAC needs replacing?

First thing is I do not order title until the seller sends me the soft collateral file to review - sometimes it has a lost note or some other deficiency that kills the deal right there, so why spend money.
