One of the biggest take away for me (which is how I like to run my business) is to keep your integrity.

It is essential to treat residents (even squatters) with respect and integrity.

There are economic reasons for this:  We are fully integrated with VRBO, and as such, we pay them an annual subscription fee (at our expense), rather than a 7-9% per-booking-fee that is charged to a self-manager. 

If don't have this, I highly encourage getting and integrating one as SOP. 

We have a final exit strategy integrating the unit making a larger SFR and selling for a 20% return.
