Apparently when you pass an annual income of $125K/year certain you no longer get certain deductions like the Child education credit, interest deduction from students loans, and most surprising we cannot deduct anything from the expenses of our rental property.

After some studying on Austin area and biggerpocket's teaching on real estate investment I'm trying to screen some homes in Hutto,TX and Round Rock, TX.The idea of a duplex seems to be the best solution for me and my wife and our new born daughter, but I find duplexes rare in Austin area and often overpriced.

There should be a clause in your lease saying that only the people signing the lease and children identified by name are authorized to live there and any body else "must have the express written permission from the owner".Obvious exceptions would be birth of new child or adoption/foster care.
