most times they're stupid little things, like paint finish is worn on window trim, or door is not weather tight...they're really not that bad, but pages of them can add up if you're hiring a handyman.

Decrotive rock or barks is an option, use landscaping trim to keep it out of any mowed area. ;)

Other things to accumulate as you need them would be a decent wet tile saw (< $200) since tiling isn't that hard... and a good miter saw and trim gun.

Issues Found:- chimney detached from roof- bow in roof (next to chimney)- deck needs some new boards and refinishing- slant in kitchen floor (REALLY concerning) - DIY trim (put up own trim throughout entire house!)

For the trim, you will need a miter saw, and will probably want a compressor and finish nailer. 

buy whatever house you want relative to lead paint, however, prepare to do what is necessary to achieve lead free certification....aka, rip out and replace all window door casing trim. not the end of the world, just an extra step.

With this arrangement I am assuming you are going to be putting in some nice hardwood trim and are going premium on all the materials.The numbers don't sound crazy,  the details just sound to vague.
