DylanThe home is in a upscale gated neighborhood and the final judgement is close to 300k so even at a discount I wouldn't be able to come up with all that cash at one time.

If I'm not mistaken you can't just be an independent right out of the gate. 

Here is a tip for you: you don't need the perfect deal right out of the gate.  

Whatever the type of housing you decide on, location is always the key when buying and selling - a good location will always attract buyers who are willing to pay extra to be in the right area, especially so if it happens to be a gated community.

Very challenging having that upfront cash reserves right out of the gate after all closing expenses/ furnishings/ reno and could delay you significantly.

The place I'm looking at is a modular home (one level - no basement ) and sits in a nice little gated community.

After about two years working (and finally with steady and manageable schedule), I would like to do some part-time investing.I came across BiggerPockets while researching about investing in property, and unbelievably I learnt a lot that made me set my first foot through the gate.
