This seems to have turned into a bit of a woman-hating thread, particularly Jason Chen, among several others making less-than-complimentary remarks about their respective wives intelligence or priorities. 

Dustin,I think a lot of the points that you bring up are caused from the stereotypical "millennial mindset"and their lack of work and lack of financial intelligence.

After this initial surge in refi demand that is artificially inflating mortgage rates I think we will see sub 3% on 30 year fixed rates for primary residences.

Question about the escalation clause: who sees it and what is to keep that person from artificially bidding you up? 

Many of the tenants in these areas will lack the intelligence or just common sense to properly operate a dishwasher without abusing it.

Many locals feel that the time has come for the feds to continue to clean house at city hall, including the licensing/permit office who, at the direction of the former Mayor, has kept many qualified contractors from doing work in the city (if they didn't know the 'right people') which in turn caused repair, maintenance and construction prices to remain artificially high for property owners.
