Hello,Like most realtors I started in that traditional residential market but with the cool down I changed gears to investor market.I have worked with historic and traditional reo and short sales, being a part of an investment brokerage with a large network of investors approximately 65+ K we have been up to date with market demand.Over the last eight months, Bulk REO's have become in high demand and some of my colleagues and myself switched towards working in that market.The problem that I come across time and time again is misrepresentation, false packages and unfulfilled performance that unfortunately causes loss of clients.Any advice in terms of finding concrete contacts that are close to the sell side and how to disqualify pretenders right off the bat?

This is the big one for me...That's not to say that it couldn't be done, just that there are probably easier markets out there.With all of that said, if you want to go this route, I'd be happy to grab coffee with you to chat (I work in NW gear Good Samaritan Medical Center).

When someone calls the number it goes to a voicemail message that gives more detailed information, and they can leave a message if they're interesting in seeing the space.Since your apartment is geared towards an older crowd it might be a good idea to take out an ad in local newspapers.

@James CollierI have a contractor that i am gearing up to use on my BRRRR house in a month or so, but i have no history with him.  

But it depends on one tiny metal gear tooth per tumbler, so unless the gears are made of something insanely hard but not brittle, they can be broken with the force method.So everyone has heard the same stories and seen the same videos as me, but no one has actually heard of a burglar forcing one?

Studying for the exam should also provide a mental gear shift while locking down a new job. 

A lot of information on here is geared towards the US. 

Also I've found it really kicks your contractor in gear when they walk in the next morning and see you did a big project. 

Does anyone know any good books geared towards becoming a better real estate agent?
