Hey guys I'm wanting to get stared in investing in real estate but learned that a single family is not the way to start making good cash flow, so I want to get ur guys opinion on how much should I start with to begin my portfolio, srry about my grammar high school drop out

There are always warning signs...cars on blocks, pit bulls, guys hanging out on porches staring you down and of course tagging and boarded windows.

Even when I tell people certain items aren't an issue if they are disclosed up front, they still lie point-blank to my face.

Me making a post about a book I have written or a course on (fill in the blank real estate technique) is a direct solicitation to sell something and is a breach of the rules.

Is your contract and disclosures in order - do you carry blank forms and checks?

Everything is on the computer and there are very few blanks to be filled in on the standard IN contract.

Sometimes I get tired of staring at the computer screen, and read from the book (I can highlight also for later review), then jump online to take the quiz at the end of the chapter.  

If I had never been a landlord before I'd also envision myself spending a few evenings reviewing all the rental forms I would be having a tenant sign, making sure I was certain what I would enter in every blank when it is time to rent.Then probably three evenings getting my ideas for marketing the property together - where I would advertise, what the copy of my ad would say, that I have good pictures ready to upload for craigslist or other ads, studying ads of similar properties on craigslist. 

When I went to the bonus content page where all the video interviews are lined up I clicked on "Download the MP3 hoping to download it to iTunes so I can watch it when I'm out on my iPad or iPhone But it just goes to a blank screen and begins to play it like an audio file (no picture).
