I am going to rent a house fully furnished and all bills paid as a cooperate rental to traveling nurses and business people.

My neighbor works for a company that Buys and Sells Hospitals and we know that for the Future, there is going to be big Demand for Nursing Homes and Medical for all the Baby Boomers who are Retiring here, like ten thousand a day.

Linoleum is quite different than vinyl:  first it is not a petroleum product, but is made from entirely renewable components (linseed oil, pine rosin, wood flour, cork, gypsum); it is naturally antimicrobial {one reason it is used extensively in places such as hospitals, day cares, nursing homes, etc.} and it is quite durable. 

Here's another one usually overlooked - Nursing Home administrators.

(The traveling nurses who had reserved it couldn't get their CA nursing licenses in time to start their Bay Area assignments).

Just like your general practitioner doctor isn't where you go when you've got cancer, your general purpose mortgage banker/lender/broker isn't where you go for this very specific sort of DTI "issue."

They have a person called an "Ombudsman" come out and take the tenant in an ambulance and they are placed in a nursing home that has a deal with the city.

My reasons for doing so is it increased (1) my credibility as an investor, (2) my knowledge of details that go into a transaction, (3) my local network of practitioners from contractors, lenders, brokers, and certainly agents.The reason why most agents fail is because they are interested in real estate rather than committed which, in this context, means consistently engaging in sales-related activities.

Far far below replacement value . this is a big money pit.. that kind of house will cost a ton to maintain and run and keep in good shape.. unless your going to run it as a boarding house thats an idea might work in that regard.. and i got to think about that one.that could be a good HBU for some of these big white elephant houses you see in certain parts of the country.And i knew another guy that was turning these into senior homes.. those that are still able to walk and get out in a fire.. hire a few nurses to be there 24 7.. thats an idea too.
