Many don't fully understand the mechanics of negotiating, marketing, evaluating, transparency, honesty and time that goes into identifying a property, analyzing it, negotiating a contract, having the properties title pulled and working with title Co and seller, writing contracts, proper assignments, ARV and so on.........I can go on for a day or two.
