Many don't fully understand the mechanics of negotiating, marketing, evaluating, transparency, honesty and time that goes into identifying a property, analyzing it, negotiating a contract, having the properties title pulled and working with title Co and seller, writing contracts, proper assignments, ARV and so on.........I can go on for a day or two.

To be honest I don't believe you'r an accountant, and especially not a CPA, I am sorry I just don't believe you. 

But I am compelled to say that the most admirable thing about you is an unquestionable, rock-solid honesty about real estate that makes you the perfect guy to get someone like Clayton Morris on the phone and ask him some hard questions.

I don't like raining on your parade but if I am going to be honest I have to.  15000 annual income.  

If I am really worried about someone's honesty, I just acting strangely and throwing openly paranoid crap out there.

In all honesty I assumed that the unit wasn't being well taken care of but they were inherited tenants when I bought the building 4 years ago and always paid on time.
