I found the following in "The CPA Journal":IRC section 163(d)(3)(A) defines investment interest as interest that is paid or accrued on indebtedness properly allocable  to property held for investment.

You would be getting into minimum gain issues and debt allocation issues to determine your basis in the partnership interest.Your basis is equal to capital paid in PLUS loans taken out (this is key for LLCs) plus gains minus losses, distributions and loan paid off/down.So basically your basis will be the purchase price of the building or home (cash down payment + loan taken out to purchase the property) to begin with.

You should also look into doing a 1031 exchange on properties and you can begin gifting interests to the new properties, check with your CPA on the allocations of such properties.
