Whatever the mail piece Vanessa sent out was the key.Once Dawn pointed Vanessa to me, it was like a snowball, just kept moving forward.Lessons I learned.1) Its going to be harder and more stressful with a remote partner2) Partnering up gives you more confidence, allows you to bounce ideas and thoughts off of each other so you don't have to continuously have to check your sanity.3) When approached by more than one buyer, invite both of them to view the house at the same time to create some competition.4) I connect well with sellers, just suck at the initial marketing apparently :)5) I believe we may have upped the offer by too much, making us lose a few bucks.6) I believe the buyers low balled us again making us lose a few bucks.We were just too excited for it to be moving so fast that we accepted the offer, we weren't at the time, quite sure so sure it was a great a deal as we thought because it was a complete gut job and a hoarders house that had to be emptied.Hind site is 50/50.Here were the numbers...ARV = $112,500Repairs = $62,000Asking $16,500We offered $11,500 and accepted $3500 in assignment fee.Comps:Sold 8/8/2012 - $92,000Sold 8/19/2013 - $133,000Great experience!

If I bounce from unit to unit with stays of reasonable length, and the LTB allows it, I'd probably be looking at 2 years to finish, and by then I'd have planned to have moved into a duplex, then moved into a SFR for ourselves.I feel my hands are tied...
