(Heck, I have to go to Home Depot several times for a simple repair on my rental) Like you, I Haven't started as I'm on the west coast for now, but each trip I make consists of a contractor visit and architect whom I show my envisioned design.  

I am an architect with experience and my forte is: I can design well with small spaces (I'm originally from UK).  

I am specifically looking at speaking with folks that have: - Architect/permits experience (specifically know good 4-plex architects)- 4-plex construction experience as investor- Construction banking experience (I have a commercial loan but never dealt with construction before)- Property mgmt: experienced with managing 4-plexes specifically.I appreciate any guidance the community can give me.

We don’t sell ADUs but we do refer homeowners to architects and GCs with experience in ADUs.

Essentially the architect didn't properly detail the separations and this was compounded by a poorly located return vent and shoddy insulation in the wall to wall area.

I also prefer dealing with architects, contractors (unlike most RE investors), as opposed to real estate agents, lenders, wholesalers, etc. 

Do I need an architect or simply hire a GC who can do the work?

Can anyone recommend an architect in the Chicago area? 

I have worked for an architect and a developer before, but only on large-scale commercial real estate so I want to learn more about small-scale projects before making my first investment.My question is, has anyone used an architect or interior designer to take a look at properties on the market to (a) identify any obvious deferred maintenance issues, (b) help come up with a high-level scope for renovations, and (c) help come up with a ballpark estimate for the cost of making any needed renovations?

My wife used to work for Pierce County and then an architect and did permitting through several municipalities.
