I stumbled across BP a few months ago and have to admit that I may be burying myself in books and webinars, getting excited with all the different opportunities that are out there.

If you don't have source of steady income right now, you may have trouble even qualifying for a lease.If that's not going to be a stumbling block, I would recommend selling (at the right price) and then finding a MFR that you can house hack with a low-down payment conventional mortgage.

I've got 4 SFR rentals around scottsdale az, and stumbled onto what I think is the unicorn of investments - a poorly run commercial building, cheap-ish, within 1 mile of my house, with a lot of room for improvement.  

I stumbled upon BP about a month ago, and I have to say it has drastically changed my thoughts of investing for the future.

Maintenance is a huge factor i know, and it was assumed earlier that it would be a major stumbling block for me because of my lack of income, which is not entirely correct i said i had a lack of provable income.

Keep me in mind if you stumble across a valid entity.
