When banks fail to run their business properly, are gifted money by the gov-mint to make up for their mistakes, ruin the economy temporarily, and then SCREW UP the foreclosure by not hiring competent people to execute things properly I tend to not have much sympathy for them.

If wood sub-floors you might have other issues as well...Stefan, It's on a slab...I'm definitely planning to find/stop the leak first so that whatever I end up doing doesn't just get ruined again.

Be careful with laminate as it can get water damage easily from spilled cups/kids/pets and tenants often use the wrong cleaners on it which can ruin the look in less than a year.
