There are several properties near Superior & Euclid (and over to Taylor) where rents are $600 - $635 for 1B and $735 for 2B; not bad if you are all in @ $15-20K per unit.In theory, if you fill up enough units with higher paying tenants which implies they have better paying jobs and should have some disposable cash, it will attract more / better retail and so on.One of the challenges of investing specifically in East Cleveland is as @Egheosa Igbinoba is facing.

That implies that half are above 43% HTI, half are below 43% HTI, but 43% DTI is the cutoff for the overwhelming bulk of jumbo loans, so it's odd to think that half are over that in the Bay Area.

One point made by the trainer is that LLs need to learn to say "Yes, but" instead of "no" -- meaning you might say "Yes, but I need double the usual security deposit and I need to see two years of tax returns since your report does not verify employment."

These barely-adults are asking daddy landlord to fix it.If they're all on a single lease and you have a joint & several liability clause (it may be implied anyway) tell A&B that your only option is to evict them all and A&B will also be liable for the eviction process (and any lost rents if they bail).

You used 7k as your cash flow but also implied a lot of that money went back into rentals and for purchasing new properties .
