Depends on the cost of the property, how much rehab it needs and what it will be worth after rehab...on a refi, you're usually looking at 75% max.

You have to know with 100% certainty.And even then, an HOA can/will change the rules overnight, and they usually do not get less restrictive.Go to the next BOD meeting and ask them straight up.

I don't brrr anymore but when I did I would usually buy foreclosures with cash and then do the work myself before leasing them and then borrow about 2-4 times what I had into them.
