Just for sake of information and discussion, the tenant presented me with an Emotional Support Animal Registration of America certificate on June 13, 2020 At this moment, I already knew I can't say No to the animal in this case, but requested the statement of proof or medical necessity from a Healthcare professional since there was no visibly evident disability that I could see.

Some additional web searching nudges me toward the idea that filing a small claims suit would probably result in a favorable judgement, so long that I can provide evidence the claim is legitimate.My gut reaction right now is get everything in order to file a suit, so when the denial comes through I can get the wheels moving as quickly as possible.

You may be fine and not have to disclose anything (especially if your concerns would be evident to anyone walking into the house, e.g. not covered up behind drywall), but its worth having the conversation with your Realtor to CYA.Good luck!
