Ask your title company for contract samples, go to the library to look them up.I don't think you need to reinvent the some called wheel, many investors before you have what you need.

Those sample tests are often from the question pool on the exam, memorize the written answer not the letter, they may change in the order of answers.

You deed the house into the trust and record it at the county (creates Trust) You can google a sample of a land trust.

STR would then aggregate the reported occupancies of the sample pool which WILL give you much more stable feedback than driving lots or depending on opinionated responses from surrounding operators.

Most hosts I know - yes I realize that is a small sample - do just what I do. 1) provide frequent communication on the property, 2) charge a reasonable cleaning fee, and 3) only ask that the windows be closed, dishwasher run, and kitchen garbage taken out so the place doesn’t smell for the next guests before the cleaner can get there.
