A few other reasons that people look at this time of year (and that I would consider as acceptable): need bigger place (expecting a child or having another relative move in with them); want smaller place (kids moved out); relocating for change of job; house they are in has been damaged (fire, storm, mold, structural defect, etc).I'd also consider anybody whose lease has expired where that lease was not month-to-month.Most other people moving now and in a hurry are desperate to get out before the eviction is completed ...

Also, for #1, credit report is crucial because you don't know if his old house is paid off, and you must find out what he pays for alimony and child support.I would pick #2 because 3 sources of income are better than one.If one person in party #2 loses job, the others will still manage to scrounge together the $1400 in rent.Whereas in party #1, child support and alimony are higher priorities, so after 7 months, he'll be giving you excuses for not paying rent.

For an investment property, as a property manager, I have worked with lots of tenants, and never once has a tenant said, I must stay on the Queen Creek side (unless it's because of a particular school their child attends).

Of course thats going to take a whole lot of work in fixing my horriable credit, I had a few bad situations over the years and it's taken it's toll on my credit report....got my hours and pay cut as a result of 9/11, eviction, fell behind on student loans which then went into default, bankruptcy, became a daddy, got hit with child support...etc etcon a positive note my girlfriend is about to complete nursing school in about 2 weeks and her credit isnt great but nowhere near the disaster that mine is. things should be looking up soon as there is a major shortage of nurses and they'll be fighting over offering her a well paying new job. meanwhile i'm going to kep plugging away at repairing my credit and learn as much as I can about real estste investing and hopefully one day we can be as successfull as some of you.
