Since you guys pretty much don't have a leg to stand on to say no, at least this way you can get a little extra rent and can formally add the minor to the lease (no recourse there but still prudent to have all residents listed) and can ask for some proof of identity and age (possibly some kind of school ID or birth certificate since she won't have a license yet).  

Great idea, but uploading an image of my drivers license is an invitation of identity thief.

When I asked her about it, she said it was an identity theft issue, and that she had never lived anywhere other than her home since 2000.

But, you can require proof of their identity and financial status, etc.

If you are going to have access to the reports, you will have to have your office inspected to be sure you have the applicant/tenant info in a secure location to protect them from identity theft. 

I sold a place in 2008 for $80,000, recently sold the identical property next door for $32,000, which is a 60% drop in value in 6 years!

If they give you a phone number for their work or supervisor, google the business and ask for the HR dept, instead of using the name and number they gave you.Any lies or discrepancies they give you are valid reasons to deny them.Pay for every single type of check you can do on them, credit/background/criminal/eviction/identity, etc. 

I want this second line to be effectively identical to a second cell phone.
