FWIW: For existing tenants (I don't take anyone out of the gate on M2M), if they want to go monthly and not sign a new lease, I increase the rent by $50 over the lease fee, and it states as much in the original lease (i.e., if they don't move or sign a new lease, they can remain at lease+$50, whatever the amount is).

I also put a backup lockbox with keys at each property for the lockout issue, since I don't have electronic locks on every gate (preferable), like Al said.

Don't just come right out of the gate using words like "legal".

Offering to pay some of the cost of the fence for the business across the street and paying also for a security gate to be installed.

They definitely need to make sure the gate is secured, that would put you in danger of liability!

The turn up seems low to me because my friend who has a condo in gated community in West Covina rented the place after first day of viewing.

The tenant left multiple spots on the driveway where they spray painted home projects without a drop cloth, some spots are up to 3 feet long and turquoise in color.Also there used to be a drive thru gate to the back yard so you could back a trailer or RV in, they took that gate off and fenced across the opening.
