The articles of incorporation will just be boilerplate and you can always add your own operating agreement later.

Just recently, with the input from some seasoned professions on BP, the new plan is to incorporate the BRRRR strategy utilizing Hard Money Loans for the acquisitions, my own capital/retained earnings for the rehabs, and DSCR Loans for the Refinance in order to scale as manageably as possible.

Hello,Has anyone incorporated an infinite banking strategy into their personal finance or business? 

There is more to branding than merely combining a name and logo.

As an ex-banker, I've found that more what's more important than the logo on the bank is the banker themselves.

Just incorporate your downpayment into the equation as I noted above. 

I also have it as a candidate for incorporating 1033.  

I am not sure about the overall set up, by perhaps you can incorporate the theater in a living area or perhaps with Murphy beds achieve some sort of hybrid?
