In addition you'd want to provide fresh beans and a grinder so guests can grind fresh beans (and premium filters).

But I am beyond grateful I have stayed with it and grinded through this time.

Then again I don't have experience with "party properties" or "wedding properties" which I could see generating more noise and complaints.

Got numerous noise reports, and left the place a mess. 

If he isn't the owner, it's very logical that he won't allow you to talk to the actual owner and will say she doesn't want to talk to you...It sounds like this guy is one of those who just need an ax to grind and an insecure ego with a need to assert himself as someone important...This guy can't sue you for something he is claiming you did to his property because it's simply not his property.

Paid their rent late a few times, and we received a noise complaint from adjacent tenants once or twice, but nothing too critical other than that.

I have been looking at this from a "I'm willing to learn and grind" but, I think I need to put myself out there and show I'm willing to do anything including cleaning toilets.
