The biggest driver of prices is retiree money, and they don't care much about all the things us working age folks think about. 

On my opinion tenants tend to have a sense of "home" when they have to provide their own appliances, I do provide them with a truck and driver if they need assistance in moving in.

At this point you are now in the driver’s seat, you have saved $30,000 in the last three years outside of real estate.

I look at the tech sector drivers (internet/mobile/cloud/IOT/VR/AI etc.) as things that have resulted in a generational evolution of how services are delivered.

I was just there this week.. one of the main drivers of our success is the other larger new home builder that can get bank financing like we can.. they dont SELL they build and hold. and rent by room to students.. there were also 6 new multi story MF  for student housing and regular rentals under construction within stones throw.. all huge projects I know Dallas has its areas  Austin has its areas. 

Every no is an opportunity to understand drivers of human emotion and decision making.

Most prefer bilingual or trilingual skills and a clean driver record.

After all I don't need to know how my car works to be an excellent driver, I just need to know enough to optimize its performance (that and a great mechanic). 

You don’t “accidentally” rent out all the bedrooms or forget to change your drivers license and mailing address.    . ps.
