Locate your properties as close as possible to a diverse city that is growing in population.  

It's a gritty, industrial city with a diverse amounts of industries and a strong rental market with a ton of students.That all said, Leaning towards Worcester, but still open to Providence.

And over the years we really put a lot of energy on building out the overall support ecosystem that we have today that we consistently hear from clients serves up the "best experience" they've ever had w/ any company. 

Indy has a growing population, growing jobs, diverse, modern industry and a local government that is willing to invest in their infrastructure.

Biggerpockets community is truly awesome through their diversity (buy and hold, wholesalers, bird dogs, commerce, developers, flippers, agents, etc).

I much prefer that tenant class and diverse metro PHX locations and my portfolio is mostly that asset class.Today those homes sell for $175k-$225!

Metros with a population over 1M will likely have the economic diversity you need.
