They often left a lot of demo debris too.When I lived in NY and NJ I was one of those tenants, and so were many of my friends, that just did the improvements without asking.

I requested a demo from them and they told me that five units with not enough to use their software.  

You have to test for it, then if present handle the demo of that item as hazardous material.Good:  ask for the insurance report. 

Remove trim first, the demo the wall.

And from an early age I knew I would be investing in rental properties so I'd say the education paid off.In middle-high school years I would help out on weekends with demo, sheetrock, painting, tiling, cleaning - no compensation.

Don't underestimate the cost of demo and removal, easily a six figure job.  

When we were doing demo, we found a toddler's  shoe in the attic, where the floor boards were not screwed in, in there were huge nails sticking out, scary and your heart just sinks that it's an accident waiting to happen!

Your deal could be far better (construction started) or even worse if the city comes in and makes you demo non-permitted work.

I realize there are issues with the standards that were implemented in 1976; probably better to demo than move.
