You have chosen the wrong business path if your are unable to make decisions without emotional conflicts.

They can be responsible for getting the half from the other person.I have had applicants in exactly the same situation many times and I have always chosen not to rent to them.

If you think it sucks to raise a tenants rent you may want to reconsider the business you have chosen to be in.

@Brewer Staub - Most of my tenants have chosen to pay rent using Venmo when given the option.  

It's legal, and it was the option they chose.They could have always chosen to move in and not lost any money.  

Every person I've had break a lease has chosen Option #1, and so far I've never gone past the 2nd month of vacancy on a broken lease, even in winter, so I've never lost any money.
